Golf Course Real Estate - Victoria

Waterford Valley by Pacific Coast Design opened for public play early in 2006 at Rowville with 75 3-bedroom villas to be released in stages priced from $400k. A 150-room hotel/spa and conference facility is planned.

The nine hole King’s Cove course designed by Ted Parslow opened to the public in January 2006 at Metung near Lakes Entrance with 450 blocks of land for sale from $120 to $300k including golf membership. The development is the first residential golf development to include a marina in Victoria, with 350 berths available.

Links Living have started construction on the second private course at Sandhurst. Also designed by Thomson Perrett, The Champions Course should open for play mid-2007. There are 1850 home sites in this gated community at Skye.

Links Living recently doubled the size of the lake at Sanctuary Lakes, creating three new islands and around 300 waterfront homes. Now ten years old, over 1200 homes have been completed and 3500 residents have taken up residence. 1750 of the 2500 lots have been sold for more than $280 million. Over twelve years the economic value of the project is estimated at over $800 million.

The Sands at Torquay is a 195 ha subdivision on a Stuart Appleby designed golf course developed by Handbury Group to include 400 home sites plus 200 townhouses. OFM Investment Group will launch a resort and leisure property trust that will include a 100-room hotel at The Sands, together with three golf lodges of 36 units purchased from Handbury at Moonah Links.

Delfin are offering land from just over $150k at their Golfer’s Link estate on the existing Craigieburn Public Golf Course.

Thirteenth Beach has 150 residential lots which are mostly sold. A final release fronts the Creek Course with prices from $260-330k. Evian golf condominiums are now open with the Ocean Beach Resort under construction.

Around 700 lots have sold at Hidden Valley since opening in 2001. Land is available from $130k, with country club membership exclusive to residents.

Australand’s La Perouse development at Patterson River is surging on, with Stage One and Two sold out, while Stage Three will be released soon. Homes sold come with two club memberships.

Tony Cashmore’s redesign of The Forest Resort at Creswick is due for completion late-2007 with a hotel and 200 lots planned. Resort homes, villas and hotel suites are available for sale.

Golf Club Properties have commenced construction on the second Tom Doak designed course, Fingal at The Golf Club St Andrews Beach on Melbourne’s Mornington Peninsula. This course will be available for corporate play and for in-house guests. The Gunamatta Course is a private members course completed in 2005. Golf course villas of 1-, 2- and 3-bedrooms are under construction, designed for casual rental and holiday use by owners and priced from $495,000. A hotel and day spa are also to be built.

The first nine holes of The Golf Club Bass Coast, a public access course designed by Graham Marsh, are under construction at San Remo near Philip Island also by Golf Club Properties. 103 self-contained apartments, 46 clubhouse apartments, a hotel and 3 golf lodges are planned. Prices start at $365,000.

Nine holes are complete and the remainder should open in 2007 at Graham Marsh’s public access course Eynesbury Station owned by the Baillieu Family near Werribee, 40km west of Melbourne. A total of 2900 home sites are proposed

The second private members course, Henley at The Heritage Golf and Country Club, Wonga Park, designed by Tony Cashmore is near completion. 120 home sites and 80 town houses are proposed.

Construction has commenced at Beveridge, 30 mins north of Melbourne on the Hume Highway for the huge Mandalay project undertaken by Metricom and Medallist in partnership with the landowner. The 260 ha $500 million lifestyle development will include 2000 homes around a Greg Norman golf course and will be Medallist’s largest Australian project.

Medallist have commenced construction at Cranbourne on the private Settlers Run course designed by Greg Norman which is due for completion mid-2007 with 500 home sites in the $300 million lifestyle community which is just a part of the 1450-lot Botanic Ridge project by Leederville. Two thirds of the golf development is set aside as green space. Land from $190k and completed house and land packages around $550k

Jayral are seeking approval for a 950-lot development to include a hotel and a public access golf course designed by Thomson Perrett, Black Bull Golf Course, near Lake Mulwala. The first homes are to be offered in 2007 with course opening anticipated for 2008.

Linfox have applied for planning approval for a Greg Norman designed public golf course, five-star resort hotel and conference centre and 500 holiday suites on their 370 ha race track property on Philip Island. Possible opening for this $300m project is 2009.

Federation Lakes Pty Ltd are seeking development approval for two 18-hole courses at Ballarat. To be designed by Bob Shearer, the public access Federation Lakes Course is due in 2009 and will centre a 2600 home development with hotel facility.

Titanium has taken over the development next door to the National at Cape Schanck and proposes a boutique hotel alongside a Greg Norman designed course to be known as St Gregory’s.

Links Living have proposed a 27-hole layout at Tarwin Cove near Inverloch complemented by apartments, homes and villas.

Links Living have also proposed a redevelopment of the now closed Geelong Golf Club to convert to 9 holes and create 200 housing lots

GCPL have proposed a golf subdivision of around 180 lots and a four to five star hotel for their Cathedral Range Resort at Taggerty 2h north east of Melbourne on the Maroondah Highway.
